In-House Daylight, Sunlight and Rights of Light Consultancy

At Century Associates, we’re proud to offer an in-house consultancy service that capitalises on our small company size and ability to flexibly offer our time and professional services in this way. We know the huge benefits that having an experienced professional working in-house can have on the time, resource and cost expenditure incurred by our clients in relation to Daylight, Sunlight and Rights of Light matters associated with their development projects.

This service can cover the following:

  • Attending internal and external design team meetings, including with the appointed Daylight, Sunlight and Rights of Light surveyors, to ensure that the design process runs smoothly from a Daylight, Sunlight and Rights of Light perspective

  • Liaising with the appointed Daylight, Sunlight and Rights of Light surveyors to ensure clear communication of the developer’s requirements and feeding back internally on the progress; highlighting any risks or concerns, along with solutions

  • Obtaining and reviewing the Daylight, Sunlight and Rights of Light reports from the apporinted surveyors, as well as the Rights of Light report from the legal team

  • Reporting internally on the status of a project, with regular updates on the progress of Rights of Light negotiations (schedules, trackers etc) circulated and presented at internal update meetings

  • Monitoring and updating internal trackers (progress against expected programme, financial appraisal of costs incurred and expected against budget etc), with regular reports and presentations to the internal developer team

  • Liaising with the developer’s Rights of Light legal team, seeking authorisation and giving instructions for third party undertakings to be issued

  • Making recommendations and seeking authorisation from the appropriate internal people for making offers and concluding negotiations, giving instructions to the appointed Rights of Light surveyors

  • Being the point of contact for the Rights of Light surveyors and solicitors for seeking agreement to amendments to heads of terms or deed profile drawings

  • Seeking the appropriate signatures and giving instructions for funds to be transferred to solicitors for completing deeds of release

  • Liaising with insurers where appropriate
